The abandoned Six Flags site in New Orleans East is set for redevelopment after 20 years of inactivity. The $500 million project, led by Bayou Phoenix, aims to transform the property into a large-scale entertainment and tourism destination.
According to the official plans finalized in March 2023, the proposed development will include a multitude of attractions including a sports complex, water park resort, hotel, retail and dining spaces and a film production studio. The site will provide high-paying jobs and have easy accessibility to downtown New Orleans.
A central component of the plan is a 185,000-square-foot indoor sports facility paired with outdoor fields, designed to host tournaments and bring in thousands of annual visitors. The tourism projections estimate over 175,000 visitors each year brought in by sporting events alone.
The proposal lays out a multi-phase development, starting with infrastructure repairs and site preparation before moving onto construction of the hotels and recreational facilities.
Bayou Phoenix’s operation will consider environmental mitigation, infrastructure repairs, and ongoing negotiations with the city. Portions of the site have been reverted to wetlands, requiring further coordination with the Corps of Engineers before the full development can proceed.
Completion is projected for late 2028, marking one of the most significant redevelopment efforts in the residential areas of the city since Hurricane Katrina.
